Justin asked the question, “What’s the most cost-effective way to drive a lot of traffic to your seller site?”

Well driving straight traffic here doesn’t work, so I did test that 8-9 months ago for 6 months and I just stopped. Driving straight traffic to this sight doesn’t work. Doing pay-per-click to this site doesn’t work.

In the world of people that have to sell their home, there’s only so many places they go, right? They go to someone they know for a referral, they’re expired and you can hit them with a phone call and a mailer, they’re FSBO and you can call them or mail them stuff. Circle prospecting - Just Sold/Just Listed - works, but it’s a total crapshoot.

Then there’s bigger stuff, more expensive stuff, which takes awhile to get ROI: radio, TV, and geographic farming, in that order, are the longest amount of time to get a return.

I can’t think of anything else really. Billboards in some smaller markets make sense if you’re not spending a ton of money on them. Again, it’s all about ROI. You need to go where you know sellers are looking. Expired and FSBOs are typically high ROI, so if you’re not doing that at a high level that’s where you start.
